Ranges are based on public price lists and quotes in Singapore. They are a guide, not an offer.

What changes the price

  • The job itself. A plunger choke or tap swap sits at the low end; concealed pipe work and toilet bowl changes cost more.
  • Whether the quote is all-in or adds transport ($10–30) and an inspection fee ($50–120) separately.
  • Whether you supply the tap, bowl or heater, or the plumber does.
  • Older flats, where fittings are seized, pipes are corroded or bowls are set in cement.
  • Time of day. Evening, late-night and public-holiday visits carry a surcharge.

What is included

Usually included

  • Transport to your block
  • Labour for the agreed job
  • Standard materials such as tape, sealant and small connectors
  • Testing and basic clean-up

Usually extra

  • The tap, bowl or heater itself unless quoted
  • Hacking and retiling
  • Common stack or common property work, which is the town council's
  • GST, if the firm is GST-registered and quotes before tax

HDB vs condo vs landed

HDB

These ranges are for HDB flats. Short pipe runs and standard layouts keep most jobs at the lower end.

Condo

The work itself costs about the same in a condo, but lift bookings, parking and by-law work hours can add time.

Landed

Landed jobs often cost more because pipe runs are longer and underground lines may need jetting or leak detection.

HDB plumber price: common questions

Is the town council's handyman service cheaper for small jobs?

It can be. Some town councils run a handyman service for residents with published rates for simple jobs such as clearing a choke or changing a tap, usually during office hours only. Check your town council's rates before booking a private plumber for a small job.

Who pays to clear a choke caused by renovation debris?

The flat owner. Under HDB's rules, renovation debris that chokes a toilet, floor trap or rubbish chute is cleared at the owner's expense, so ask your contractor to cover floor traps and toilet outlets during works.

Why does a concealed pipe leak cost so much more than an exposed one?

The pipe is inside the wall, so it has to be reached by hacking tiles or abandoned and replaced with exposed piping. One short section commonly costs $250–600 before any retiling; several sections can reach $1,000–2,500.
