What changes the price

  • How many sections are leaking, or worth replacing once the pipes are checked.
  • Length of the new exposed run and how many bends and fittings it needs.
  • Whether you want the new pipe hidden behind casing for a neater finish.
  • Pipe material chosen for the new run.
  • Access, for example a run behind kitchen cabinets that have to come off first.
  • Any hacking, retiling or repainting, which is usually quoted separately.

What is included

Usually included

  • Locating the leaking run with meter and pressure tests
  • New exposed pipe and fittings for the quoted section
  • Capping off the old concealed pipe
  • Pressure test and meter re-check

Usually extra

  • Hacking, retiling and repainting
  • Removing and refitting kitchen cabinets or built-ins
  • Repairs inside a neighbouring flat
  • Pipes up to and including the meter, which PUB maintains

HDB vs condo vs landed

HDB

Most published prices are for HDB flats, where rerouting as exposed pipe is the usual fix. Older flats with several decades-old concealed runs often end up at the multiple-section price.

Condo

Pipes are often boxed in or above false ceilings, and the managing agent may set conditions on hacking and work hours, which can add time and cost.

Landed

Runs are longer and can be inside walls on several floors or underground. Expect more time for detection and a higher price for the new run.

Concealed pipe leak price: common questions

Why is several sections so much more than one?

One short section is a contained job. Once the pipes are checked, more of the old concealed pipe may turn out to be corroded, and rerouting several runs takes far more pipe, fittings and labour. Ask for the quote to say what happens if more leaks are found.

Does retiling cost extra?

Usually yes. Most concealed leak quotes exclude retiling and repainting. If tiles must be opened, matching old tiles is often hard, so budget for a patch that looks different or for a wider retile.
