What changes the price
- Time of day. Late-night and public-holiday call-outs carry a surcharge.

HDB vs condo vs landed
HDB
Usually at the lower end for exposed pipes in the kitchen or service yard. The stop valve at the meter is easy to reach, which limits the damage and the work.
Condo
Labour is similar to HDB, but after-hours access may need security or management, and pipes above false ceilings take longer to reach.
Landed
Can cost more. Runs are longer, there may be pipes on several floors, and an underground burst between the gate meter and the house may need digging.

Why does a burst pipe cost more at night?
Most plumbers add an after-hours surcharge for evenings, late nights and public holidays, either a flat amount or a percentage. If closing the valve stops the water and you can manage without it, a morning visit is often much cheaper.
Is the emergency call-out fee on top of the repair?
It depends. Some plumbers quote one all-in price for an urgent visit, others add a call-out fee or surcharge to the repair. Ask for the total before anyone is sent.
