Plumbers by home type and urgency

Commercial plumber

A commercial plumber handles chokes, leaks and fittings in shops, F&B outlets, offices and clinics, often before opening or after closing. Check your lease before booking, because the landlord or building management may handle some pipes and set rules on who can work there.

When to call

  • A kitchen drain, floor trap or grease interceptor backs up during service.
  • A toilet, urinal or pantry sink in your office or shop is choked or leaking.
  • Water is leaking into the unit below or into a common corridor.
  • You are fitting out or reinstating a unit and need water or sink points added, moved or capped.
  • A tap, water heater or handwash basin that staff or patients rely on has stopped working.

Common jobs

  • Clearing kitchen drains and floor traps choked with grease and food waste.
  • Repairing leaks on pantry, kitchen and toilet pipes.
  • Replacing taps, including sensor and lever taps, and handwash basins.
  • Replacing water heaters in kitchens, pantries and staff toilets.
  • Adding, moving or capping water and sanitary points during fit-out or reinstatement, which must be done by a PUB Licensed Plumber.

Before you call

Safe things to try first

  • Check your lease or tenancy agreement for which pipes and fittings are the tenant's and which are the landlord's.
  • Ask building management whether contractors need a permit to work, insurance or an escort, and which hours are allowed.
  • Show staff where the stop valve for your unit is, so a leak can be isolated quickly.
  • For F&B outlets, keep a record of when the grease interceptor was last cleaned.

Stop and call if

  • Water is reaching another tenant's unit or a common area. Inform building management straight away.
  • The grease interceptor or a kitchen floor trap is overflowing. Stop pouring water and grease down the drains until it is cleared.
  • The problem is in a common pipe or riser. That is for the landlord or building management to fix.

What we do

  1. 1Ask for photos, the type of premises, your landlord's or building management's requirements, and the hours you can allow work.
  2. 2Give you a price range and agree a time slot, before opening or after closing if needed, with any after-hours surcharge stated.
  3. 3On site, find the cause and confirm whether it falls on the tenant's side or is a common pipe for the landlord.
  4. 4Agree the final price before starting. Water service pipe and sanitary piping work must be done by a PUB Licensed Plumber.
  5. 5Test the repair, clean up so you can reopen, and give you an itemised invoice.

HDB, condo and landed

HDB

In HDB shops and eateries, the town council maintains common property such as the main stacks. Check your tenancy agreement for which pipes and fittings inside the unit are yours to maintain.

Condo

In strata commercial and mixed developments, the MCST manages common pipes and sets by-laws on contractor hours. Malls and office towers often need a permit to work before anyone starts.

Landed

In a shophouse or standalone building, the owner or tenant, depending on the lease, looks after everything after the PUB meter, including sanitary pipes and inspection chambers within the boundary.

Commercial plumber: common questions

Who pays for plumbing repairs in a rented shop or office?

It depends on the lease. Tenants usually handle fittings and pipes inside their unit, and the landlord or building management handles common pipes, risers and the building's supply. Read the repair clause, and tell the landlord before calling a plumber in case they have an approved contractor or a set process.

Do F&B outlets need a grease interceptor?

Food outlets generally need a grease interceptor so fat and food waste do not enter the public sewer, and its upkeep falls under NEA and PUB requirements. Have it cleaned on a regular schedule, keep records, and check the current requirements with the agencies or your landlord.

Can plumbing work be done outside opening hours?

Yes, and for most shops and restaurants it is the better option. Early morning, late night or a closed day avoids disrupting customers. Expect an after-hours surcharge, and confirm the building allows contractors at that time.

Does commercial plumbing need a PUB Licensed Plumber?

The rules are the same as for homes. Water service pipe work, sanitary piping, toilet bowls and storage water heaters must be done by a PUB Licensed Plumber. Clearing chokes, changing taps and installing basins or sinks do not need one.

Why does our kitchen drain keep choking?

Grease cools and hardens inside the pipe, and food scraps stick to it. Rodding only opens a channel, so the choke returns. Jetting cleans the pipe wall, and scraping plates into the bin and maintaining the grease interceptor keep it clear for longer.
