Installation, replacement and repair

Water heater repair

A water heater that gives no hot water, trips the power, leaks or rumbles usually has a worn element, thermostat, valve or wiring fault. Many of these can be repaired, but a leaking tank or a fault that keeps returning usually means replacing the heater.

When to replace or repair

  • No hot water at all, even with the switch on and the indicator light lit.
  • Water is only lukewarm, or turns cold after a few minutes.
  • The heater trips the DB when switched on or partway through a shower.
  • Water drips from the tank, a fitting or the casing.
  • Rumbling, crackling or knocking sounds while it heats.
  • Rusty or discoloured water from the hot tap only.

Common reasons

  • A burnt-out heating element, which can also trip the power if it shorts.
  • A faulty thermostat or thermal cut-out that stops the element switching on.
  • Scale build-up around the element, causing noise and slow heating.
  • A worn relief valve or loose fitting that drips at the joint.
  • Corrosion inside a storage tank, which shows as rusty water and later a leak from the tank body.
  • Loose or damaged wiring, a failing isolator switch or an earth leakage fault.

Before you call

Safe things to try first

  • Switch off at the isolator before going near a heater that leaks or trips. Never open the casing yourself.
  • Check the DB for a tripped breaker. Reset it once only; if it trips again, leave it off.
  • For an instant heater, open the tap fully. A partly closed valve or a dirty shower head can keep the flow too low for the heater to start.
  • Look at where any water is coming from: a fitting, the relief valve drain or the tank body. A photo helps the plumber quote.

Stop and call if

  • The heater trips the DB again after one reset. This is an electrical fault for a Licensed Electrical Worker.
  • Water is leaking onto the power point, isolator or a nearby light.
  • You smell burning or see scorch marks on the casing or cable.
  • Water drips from the tank body itself, not a fitting.

What we do

  1. 1Ask for the brand, model, age and symptoms, with a photo of the label and any leak, to judge whether repair makes sense.
  2. 2Switch off at the isolator, then test the element, thermostat and connections to find the fault.
  3. 3Quote the repair and the replacement option side by side, so you can decide before any work starts.
  4. 4Replace the faulty part, such as the element, thermostat or relief valve, using parts that match the model.
  5. 5Refill, switch on and test heating, flow and the relief valve. Faults in the DB or wiring are referred to a Licensed Electrical Worker.

How much it costs

Most water heater repair jobs in Singapore cost $200–$600 (per repair, common parts included). This is an estimate; the final price is confirmed on WhatsApp or on site before work starts.

  • Inspection and diagnosis visit$50–$120
  • Repair with common parts (element, thermostat, valve)$200–$600
  • Replace with a new storage heater, labour only$150–$250
  • Replace with a new instant heater, labour only$120–$280

HDB, condo and landed

HDB

The heater and the wiring inside your flat are yours to maintain, not the town council's. Know where the heater's isolator switch is, often outside the bathroom, so you can switch it off quickly if it leaks or trips.

Condo

Unit owners maintain their own heaters. If the heater came with a recently completed unit, check whether the developer's defects period or the maker's warranty still applies before paying for a repair.

Landed

You maintain every heater and its wiring. With several bathrooms, label each isolator so the right heater can be switched off quickly.

Water heater repair: common questions

Why does my water heater trip the power?

Usually because the element or wiring has an earth fault, often from water reaching where it should not. Switch it off at the isolator and leave it off. Tripping is an electrical fault and should be checked before the heater is used again.

The light is on but the water is cold. What is wrong?

The indicator often only shows that power is reaching the heater. A failed element or thermostat can stop it heating while the light stays on.

Is a dripping pipe under my storage heater normal?

A few drips from the relief valve drain while the heater is warming up can be normal. A constant flow, or water from the tank body or casing, is not.

Can a leaking storage tank be repaired?

Not reliably. Once the tank body leaks from corrosion, the heater should be replaced. Leaks from fittings and valves can usually be fixed.

Should I repair or replace an old water heater?

Repair makes sense for a single worn part on a heater that is otherwise in good condition. Replace it if the tank leaks, parts are no longer available, or faults keep returning. A storage heater replacement must be done by a PUB Licensed Plumber.

Why is my storage heater noisy?

Rumbling or crackling usually comes from scale on the element, where trapped water boils under the scale. Draining and descaling, or a new element, often fixes it.
