Ranges are based on public price lists and quotes in Singapore. They are a guide, not an offer.

What changes the price

  • Method. Injection treats one spot, while a hack-and-redo replaces the protection across the whole floor.
  • Bathroom size, and whether the walls as well as the floor are redone.
  • Tile choice, and whether matching tiles are still available.
  • Whether the toilet bowl, vanity or shower screen must be removed and refitted.
  • Time allowed for membrane curing and a ponding test, which a rushed quote may skip.

What is included

Usually included

  • Checking the leak source before quoting
  • The agreed waterproofing method for the quoted area
  • Ponding test on hack-and-redo jobs
  • Clean-up of the work area

Usually extra

  • Repairs to the ceiling of the flat below
  • New tiles, sanitary fittings or vanity units unless quoted
  • Plumbing repairs if a pipe leak is also found

HDB vs condo vs landed

HDB

Most published ranges are for HDB bathrooms. A small common toilet sits at the lower end of each method; a larger master bathroom costs more. If the leak qualifies for HDB's Goodwill Repair Assistance, the repair cost may be shared.

Condo

Often higher, because of larger bathrooms and pricier tiles. Get the managing agent's approval for hacking and keep to the condo's permitted work hours.

Landed

Bathrooms are often larger and spread over several floors, and roof terraces and balconies may need waterproofing too. Expect higher totals.

Bathroom waterproofing price: common questions

Why do waterproofing quotes vary so much?

Published prices disagree widely, partly because firms mean different things by waterproofing. A quote may cover one injection point, a coating over existing tiles, or a full hack and re-tile. Compare the method, the area covered, whether a ponding test is included, and what happens if the leak continues.

Is injection cheaper than hacking in the long run?

Injection costs less and avoids hacking, but it treats the leaking area rather than the whole floor. If the original membrane has failed in several places, leaks can return elsewhere. A hack-and-redo costs more but replaces the protection across the floor.

Should the quote include a ponding test?

For a hack-and-redo, yes. The floor is flooded after the membrane cures and checked for leaks before tiles go down. Ask for it in writing, along with how long the water is left.
