What changes the price
- Fitting into the existing cut-out, or needing a new or larger one, which adds countertop work.
- Undermount sinks take longer than top-mount ones because they are glued, clamped and left to cure.

HDB vs condo vs landed
HDB
Usually within the typical range for a like-for-like swap. Many HDB kitchens have a stainless top-mount sink, and replacing it with one of the same size is the cheapest option.
Condo
Undermount sinks in stone tops are common in condos, which take longer and cost more. A new sink with a different shape usually means booking the fabricator as well.
Landed
Similar labour per sink, but wet and dry kitchens mean two sinks is a common job. Doing both on one visit costs less than two visits.

Why is countertop cutting not in the price?
Laminate tops can usually be cut on site by a carpenter, but quartz and granite need a countertop fabricator with the right saw. That is a separate trade and a separate quote. If the new sink fits the existing cut-out, you avoid it entirely.
Does the price include a new tap?
No. The labour covers fitting a tap you supply. If you want a tap quoted, it is a separate line. Fitting it during the sink job costs less than a separate visit later.
Should I replace the waste and trap with the new sink?
Usually yes. New sinks often come with their own strainer waste, and an old plastic trap may not line up or seal well with it. Replacing them now avoids reopening the cabinet for a leak later.
