Plumbers by home type and urgency

Condo plumber

A condo plumber works on the pipes and fittings inside your unit, while the MCST, through its managing agent, looks after common pipes, stacks, pumps and tanks. Most jobs also need a word with management, since by-laws set work hours and bulky items need the service lift.

When to call

  • A toilet, floor trap, sink or basin in your unit is choked while the units above and below are fine.
  • Water is leaking into the unit below, or the owner below reports a stain on their ceiling.
  • Your water bill jumps, or a wall, cabinet base or false ceiling inside your unit stays damp.
  • You need a water heater, toilet bowl, tap or shower set replaced.
  • Low water pressure or hot water trouble affects only your unit, not the whole block.

Common jobs

  • Clearing kitchen sink and floor trap chokes, usually from grease, food scraps or hair.
  • Finding leaks in pipes behind kitchen cabinets, above bathroom false ceilings or under the floor.
  • Replacing storage water heaters, which must be done by a PUB Licensed Plumber.
  • Changing taps, mixers, shower sets and flexible hoses.
  • Replacing toilet bowls, which must also be done by a PUB Licensed Plumber.

Before you call

Safe things to try first

  • Find your unit's stop valve. In most condos it is inside the unit, near the kitchen or service yard.
  • Ask the management office whether other units have reported the same problem, especially for low pressure, no water or a stack choke.
  • Check the by-laws or ask management about contractor hours, lift bookings and any forms before you book a time.
  • Register the plumber's visit with security so they are not held up at the guardhouse.

Stop and call if

  • Water is leaking into the unit below. Tell the management office and the owner below straight away.
  • Several units have no water or low pressure. That is usually a common pump or tank problem for the MCST.
  • A floor trap backs up when you are not using water, which points to the common stack.

What we do

  1. 1Look at your photos, and ask whether management knows and whether other units are affected.
  2. 2Give you a price range and agree a time that fits the by-law work hours and any lift booking.
  3. 3Register with security on arrival, then find the cause and confirm whether it is within your unit or in common property.
  4. 4Agree the final price with you before starting. Toilet bowl, storage heater and water pipe replacement must be done by a PUB Licensed Plumber.
  5. 5Test the repair, take away old parts and packaging, and leave the work area clean.

HDB, condo and landed

HDB

If you are comparing with an HDB flat: there the town council looks after the common stack and common property, and there is no lift booking or guardhouse to clear.

Condo

Common pipes, stacks, pumps and tanks are common property managed by the MCST through its managing agent. Pipes and fittings that serve only your unit are yours. Tell management and security before a plumber comes, follow by-law work hours, and book the service lift for heaters or toilet bowls.

Landed

Strata landed homes in a gated estate may also have an MCST with its own by-laws. A landed house on its own title has no MCST, and the owner maintains everything after the PUB meter.

Condo plumber: common questions

Who is responsible for a leak between two condo units?

Leaks through the floor between strata units are dealt with under Singapore's strata law. A leak into the unit below is presumed to come from the unit above unless the upper owner can show otherwise. The MCST can help arrange an inspection, and disputes can go to the Strata Titles Boards.

Can a plumber work in my condo on a Sunday?

It depends on your by-laws. Some condos restrict contractor work on Sundays and public holidays, so check with the management office before booking, and ask whether genuine emergencies such as a burst pipe are allowed.

Do I need to book the service lift for a plumber?

For a small repair carried in a toolbox, usually not. For a water heater, toilet bowl or anything bulky, many condos expect you to book the service lift and may ask for a form or deposit. Arrange it before the visit so the job is not delayed.

My whole block has low water pressure. Should I call a plumber?

Call the managing agent first. Building-wide pressure problems usually come from the common pumps, tanks or supply, which are the MCST's to fix. If only your unit is affected, a plumber can check your stop valve, filters and pipes.

Does condo plumbing work need a PUB Licensed Plumber?

The same rules apply as anywhere in Singapore. Replacing a storage water heater, a toilet bowl or water service pipes must be done by a PUB Licensed Plumber. Changing taps, mixers and shower sets, or clearing chokes, does not need one.
